The development is located in the neighbourhood of Annelinna Centre when approaching Ihaste. Approximately 100,000 people visit Annelinna Centre every month. During the evening rush hour, around 1,500 vehicles pass this area every hour. Annelinna Centre, Itek Elektroonika, Myfitness, Maxima XX and Lidl are all located nearby.
The recently opened third stage of the eastern bypass provides a logistical advantage, connecting traffic from Lammi Street with Räpina highway. Infrastructure developments have led to an estimated 30% increase in traffic in the area. The aim of the eastern bypass is to connect two state highways, i.e. the Tallinn-Tartu-Luhamaa and Tartu-Räpina highways (the proximity of the Idaringtee roundabout makes this development most attractive for companies looking for quick access to different Estonian cities and counties). A well-developed network of light traffic roads provides good opportunities for walking, cycling or roller skating. There are also inner city bus stops in the immediate vicinity.
In the near future, a new residential area will be built next to the plot, which will further enrich the area.
